This series celebrates residences under 1,000 square feet, demonstrating that impactful design and personal style transcend spatial limitations. From bustling Manhattan apartments to chic Milanese micro-dwellings, each example is a testament to thoughtful curation and intelligent use of space.
The Intimate Renovation
Architect Andrew Magnes, founder of Brooklyn-based firm (AMA), embarked on a comprehensive renovation of his friend Ben Riskin’s 340-square-foot studio apartment. This project underscored a surprising realization for Magnes: a deep understanding of his immediate neighbors remained elusive. “I didn’t know them at all,” Magnes shared. The process led him to Petro Benedyk of Stroybat, a contractor whose office was literally next door. “We ended up working with Petro. It was nice to meet my neighbor and walk 50 steps to have a construction meeting with him.”

The East Side apartment, situated in a century-old building, possessed abundant natural light, original steel casement windows, and pristine pine flooring, features that Magnes knew would complement Riskin’s vision. Riskin, known for his sharp intellect and creativity, was an ideal collaborator. “Ben is supersmart and creative, so I knew working with him would be fun; I knew he’d be open to the unconventional and likely embrace it,” Magnes remarked, noting their decade-long acquaintance.
“The apartment’s only drawback was its 1970s-era functionality,” Riskin explained. “It had a half-size refrigerator that wouldn’t open fully due to radiator placement, a convection oven, and a mere 12 inches of counter space.” Undeterred, Riskin proceeded with the purchase, recognizing the investment’s potential, especially given the property’s sub-$400,000 price point.

During the year leading up to the renovation, Riskin gained invaluable insight into his living habits. “I had also watched a ton of tiny-house content, and Andrew and I discussed some cool features like a secret spice cabinet and an integrated dish rack in the initial brief,” he shared. “But I didn’t count on either actually working out.” Magnes, however, successfully integrated these and other ingenious, space-saving solutions, including a discreet stowable table, elegant storage units, and cleverly camouflaged radiator and air conditioner covers.

Magnes also prioritized a harmonious blend of old and new. “We wanted our intervention to be modern but also complementary to the building,” he stated, carefully preserving original elements. The renovation timeline proved challenging for Riskin, who moved into the unfinished apartment for several months. He humorously recalls dining from a wooden board and using plastic sheeting for furniture, quipping, “When visitors would swing by, I would have to explain beforehand so I wouldn’t come off like Dexter.”

“I could stare out the windows all day,” Riskin enthuses. “They are almost a hundred years old and have so much character, plus the sky and light change throughout the day, providing the perfect frames.” He also appreciates the elimination of precarious seating arrangements. “Before we renovated, I would find myself sitting on the radiator trying to balance so I could get a comfortable perch. It’s nice not having to do that anymore,” he laughs.

Key Considerations for Maximizing Small-Scale Living:
- Immerse yourself in the space for at least a year before undertaking renovations to fully understand daily usage patterns.
- Develop a meticulous plan that optimizes every square inch and adhere to it rigorously.
- Prioritize furniture and objects that offer versatile functionality, such as adaptable tables or convertible sofa beds.
- Maintain visual order by utilizing effective storage solutions, including discrete cable management systems and attractive containers for pantry items.
Business Style Takeaway: This project masterfully demonstrates how architectural ingenuity and considered interior design can elevate a compact living space into a sophisticated and highly functional home. The strategic use of custom solutions and minimalist principles creates an environment that enhances both personal well-being and a refined personal brand.
